The NAR (Net Initial Yield) method calculates the value of a property based on a net rental income. This method is also referred to as the BAR/NAR method because the gross rental income is adjusted by the expenses required to operate the property. Net rental income is gross market rent in year 1 less average annual operating expenses.
The return of a real estate project is often tested by the Internal Rate of Return (IRR). This key figure reflects the average annual return (combination of direct return and indirect return/value development) on invested capital over the life of the investment. IRR is equal to that discount rate at which the net present value (NPV) of future cash flows equals zero.
